The 7/12 / fer-far / 8A Extract Document is an extract from the land register of any district, maintained by the revenue department of the state government of Maharashtra. What is 7/12 extract?

 The 7/12 document is an extract from the Land Register of any district in Maharashtra, which gives complete information about a particular piece of land. It contains important details such as the survey number, area, date from which the current owner's name was registered etc.

The 7/ 12 extract is named after the two forms that are used to collect the information for the extract:
 satbara seven by twelve Both these forms are prescribed in the “Maharashtra Land Revenue Record of Rights and Registers Rules, 1971″. 


The information in both these forms is filled in the Register of Land Records. Hence, to obtain information, the extract of the register pertaining to that land is given. How can the title be transferred in a 7/12 Extract Document “A 7/12 extract is not a conclusive proof to an established title. It is only the land record for revenue purpose and it can be used to show the possession rights showing owner of the land. Why do you need 7/12 extract? 

The7/12 document or ‘Record of Land Rights’ is used for looking up the ownership of ancestral land in a village. This also helps in checking for any past disputes or any litigation orders passed affecting the land. It has a record of all the activities that were carried out on the land. The legal record also establishes the identity of the land the city of Pune Maharashtra , covering the natural aspects of the all information. If it is an agricultural land, the document has a record of the crops that were last grown on the land. 


How to get 7/12 extract?

In order to obtain the 7/ 12 extract, you need to visit the nearest Talathi office then Tehsildar’s office and apply for the 7/12 document for the desired tenure. The 7/12 document can also be accessed from the Maharashtra government’s website. Visit the website and find your locality in the district map to view the 7/12 extract. You may get the desired result by the following steps: Select the Taluka and Village names from the corresponding lists Select any of the following options and enter the required details to search the 7/12 extracts Query by Survey No.— If you know the survey number of the property, you can use this option to search for the 7/12 extract Query by Name — This option allows you to search for the 7/12 extracts by name.
